Why would tenants need to sign quit claim deed?
Our tenants signed a lease with option to purchase last year and are now wanting to break the contract. I was told they need to sign a quit claim deed otherwise I would have to foreclose on them. Why do they even need to sign a quit claim deed. Their names aren’t on the deed.

No you don't need to have them sign a quit claim deed. If they have not exercised their option to purchase, then you are safe. If you are still uncertain, check with the registry of deeds in your state. It sounds like perhaps someone was reviewing the wrong portion of your contractual arrangement.
