Potentially you may have a legal basis to cancel yur lease based upon what you have written about the ceiling being on the floor when you appeared. The issue is what was the cause for the ceiling to have fallen? Is the damage the result of a structural or a cosmetic issue?
If the problem with the unit is structural, then you most likely have a basis to cancel your lease assuming the unit's condition is a health and safety issue. I suggest that you have a face to face meeting with the landlord to voice your concerns.
