No, it is not the landlord's obligation to tell you about a sex offender. Since the landlord does not have a duty to inform of this, there is no liability to the landlord--such as no right on your behalf to terminate your lease early--if the landlord does inform you of a sex offender. More generally, since a landlord is not responsible for the actions, even criminal actions, of third parties not under the landlord's control, the presence of a sex offender does not give you legal grounds to terminate your lease early.
