At what point in a deed in lieu is the house no longer yours?

At the point that it is signed and approved by the lender or sometime later? I need to know at what point I no longer owed the home to settle an HOA issue.

When it is signed and delivered. In most cases, this means when the deed is signed and presented to the escrow company by the seller.
