How to buy property from the family of deceased father?
There are 4 siblings, no Will,estate value less than 35k, no liens. Siblings get along good, they just want to sell and split 4 ways. Does this need to go to probate or can I execute a Trec Re contract and go to the Title Co.

Check with your state's minimum requirements on filing probate. If the estate is worth less than a particular amount, probate may not be required. However, check with the probate court in case you may need to be listed as administrator of the estate. All siblings can go with you and yes the Real Estate Commission might be able to help sort this out with respect to the proper form, proof of death (death certificate) and proof of lineage.
