Can a contractor put a lien on a home I am purchasing for repairsthey did just prior to closing?

I am a buyer of a home. The sellers have made repairs to the property – $3300, $2500, $700 were all billed to the seller but have not been paid to date. The seller verbally agreed to pay for these repairs to the contractors after the close. Am I in danger of paying this or having a lien put on my new home?

Since you are aware that the sellers of the home that you are purchasing have not paid the contractor that worked on the unit presumably as a condition of closing escrow, you need to make sure that as a condition of closing this contractor places his invoice into escrow, that he or she gets paid in full and signs a full release before you close escrow.

By doing the above you do not have to worry about a mechanic's lien being recorded on the home you are purchasing by this contractor post close of escrow. I suggest that you consult with a real estate attorney for answers to further questions.
