The lease is a contract between landlord and tenant.  The advantage of having a long-term lease such as a one year lease is that it protects you against rent increases during the term of the lease.  If you have a one year lease, the landlord cannot raise the rent until the one year term of your lease ends.

If you have a month-to-month lease, the landlord can raise the rent, but must give thirty days notice before doing so.  Other changes in the terms of a month-to-month lease also require thirty days notice before becoming effective.
