If you have a written contract to buy the home, then the seller can only only get out of the contract, assuming you are ready and willing to go through with it, if there is some term or contingency in the contract allowing him out--that is, only if the terms of the contract give him an out, and he complies with whatever those terms require. Otherwise, the contract obligates him to go forward with the sale, and if he does not, you could sue him for breach of contract--you might be able to get a court order forcing him to sell, or, if not, should at least be able to get monetary compensation, like the payment of all costs and fees you've incurred.
