You have to give the notice just before a month, to terminate the tenancy at the end of that month. For example: to terminate a tenancy December 1st, you need to provide the notice by or before November 1st. That's because month-to-month tenancies go by months; notice made on the 10th would be "effective" for the 10th of the next month, but since month-to-month tenancy is for a month at a time, you can't terminate the tenancy mid-month; the termination actually goes into effect 1st of the next month.
