How long do I as a landlord have to keep abandoned personal property after a 3 day notice to vacate secondary to non-payment of rent?

3 day notice to vacate secondary to non-payment of rent was served. Personal property was abandoned in the unit. How long do I have to store property prior to disposal? Effort has been made to contact tenant. Property is of no value.

Good question. If the property left behind by your former tenant has no or very little value, I would first take photographs of it and then do an inventory of it.

Next, I would then make a second effort to to contact the former tenant about the need to pick up the property. I would send written ntoice to the last known address of the former tenant other than your rental. Keep a copy of your leter for future need.

If you hearing nothing in 30 days, you can dispose of the discarded property having no or little value any way you wish. Had the property been worth $300.00 or more, you would have had to have done a whole different process
