What do you mean "without costs?" What costs? Attorney's fees? Recording costs? You willalways have some fees involved and the one that you will always have to pay are recording costs. Certain states allow transfer on death deeds but you listed Michigan as your state here and they do not. Seek legal help for this. It is too important to worry that it is done wrong.
