State law regulates disclosure of defective conditions regarding real estate. Typically, they require that potential buyers be told all material facts about the condition of a property that is for sale. Additionally, pursuant to a purchase and sale agreement, a buyer and seller establish a contractual relationship; it is the terms of the contract that also determine the rights of the parties.
At this point, you should consult directly with a real estate attornyy who can review your agreement and all other facts of your case. They can then best advise you further as to your rights under specific state law.
