Assuming the previous lease agreement with respect to the self storage facilty has an express assignment provision within it between the then landlord and tenant, then the new landlord who has taken over the facility would under the laws of all states in this country be able to enforce the previous lease agreement.
As such you need to carefully read the lease agreement that you have written about. Your answer will be within it.
