what can the landlord do to collect any monies if any…..I understand that I would probably loose my deposit $> I live in CO, this is for my son in CA.

Losing your job doesn't give you a legal right to break your lease. Your son would be liable for the rest of the rent due on the lease, for as many months as are left. The deposit would be subtracted for that (minus whatever was needed for cleanup and damages). However, the landlord would have to use reasonable means to find a new tenant, and whatever rent was paid by the tenant would reduce what was due from your son.
