Normally, yes, unless the lease says otherwise.  In most leases, there is an early termination clause. In that clause, a person is required to give x days notice and pay 1-3 months termination fee.  Check with the lease to determine the person's obligations.  Otherwise, if she/he simply walks away from the lease, a suit might be initiated by the landlord.
