Or can you simply ask for first and security deposit?

No, first month's rent, last month's rent, and security deposit is legal for landlords to require in your state. The last month's rent may *only* be held or used for the last (unpaid) month's rent; it is not a security deposit which can also be used for damage to the unit or other charges.
