If we terminate a contract with a Realtor are we liable for the cost of the
marketing photos, brochures and staging?

If you terminate the contract early, you will be responsible for her costs to date, including staging and printing brochures, unless the contract itself specifically gives you the right to terminate early without cost. (Conversely, if the contract imposes higher costs on you for early termination, you would have to pay that amount.)
