my father wants to turn his house over to me.

He is 90 and owns the house in secaucus,nj. I moved in with him to help care for
him 4 years ago with my husband and 2 now adult children. His health is now
failing. My only sister died last month. What is the best way for me to take
possession of the house?

Sorry to hear about your sister and your father's failing health.
Your father can sign a quitclaim deed transferring the property to you. A quitclaim deed will release your father's entire right, title, and interest in the property to you.  The quitclaim deed must be signed in the presence of a notary. The quitclaim deed becomes effective upon being recorded (filed with the County Recorder's office).
