Order of Events for Divorce and Real Estate – Help Please.

I am getting divorced and want to keep the house. My wife has agreed. What is the order of the events to get my wife off the mortgage, off the title, re-finance, home-equity line of credit, Quick-claims, etc…. This is all so cumbersome and I do not know how to get the process started.

You hire a lawyer -- that is how you get the process started.  You simply cannot just get her off the mortgage -- the mortgage company won't allow that -- you need to consider buying her out or refinancing or something.  That will also help with the title transfer (quit claim or otherwise).  You also have to consider other things -- stuff in the house (are they marital or non marital assets?), vehicles, bank accounts, stocks, life insurance, pensions, retirement accounts, etc.
