I am a only child and my Mon passed 4 years ago, she had no money but a small house. She had a will that left everything to me. With the time that passed what do I need to do.

I am so sorry for your loss. You need to file a Petition for Probate of the Will. I am assuming you are also the Personal Representative appointed. Once you are appointed you can transfer the property to you or sell it as per what the Will states and the laws in your state. Good luck.
