If we are tenants on a rent to buy contract, how we can be reimbursed for our ongoing improvements to the property, landscaping, etc?
And what does the law say about the landlord suddenly higher the monthly rent, without any reason and warning? Our contract says 5 years,and this is our 4th year in the property.

1) No, you are not reimbursed for improvements, unless the contract states that you will be.
2) If the contract sets the rent, as it presumably does in a rent to buy contract, the landlord may not increase it--doing so would be a violation of the contract. Neither party to a contract may unilaterally (one its own, without the consent of the other party) change the terms of the contract.
