If we have a year long lease and are only half-way through, what are my rights if my landlord sells the house?

Do we have to move out? Can he break the lease?

Absent specific language in your lease to the contrary, your landlord has no right to terminate your tenancy under the circumstances.  Your lease must be honored.  If he/she wants to sell he/she can but the new owners must would have to buy "subject to" your tenancy. That means that you could stay until the expiration of your lease term on the same terms/conditions that you now have (although the new owner will be under no obligation to then renew your lease when it expires). You in turn will owe the new owner the same obligations/duties as you now owe your current landlord (for example, you must pay your rent to the new owner).
