What is the procedure for an executor of a Will to transfer title of real estate to the heirs?
The executor is 1 of the 3 heirs. Would this be called a Beneficiary Deed to convey land to the heirs of the deceased individual who was our father?

The procedure with respect to the matter that you have written about is that the court needs to issue an order transferring title of the real property at issue to the designated heirs. Once filed, a certified copy of such is then recorded in the county recorder's office where the property is located which then transfers title to the designated heirs under the Will.
