If your lease is for 2 years and the due date was 4/1 of 2 years ago, shouldn’t the increase on the renewal be effective as of 4/1/20 this month?
I received the renewal but he is asking for the increase of 2/1 of this year.

Based upon what you written, if the lease start date was 4/1/11 and was for two years, then the final day of the lease would be the very last day of March 2013. The reason is that one extra day going into April 2013 would be one day more than two (2) years.
